Philanthropy that builds.

Housing Capital Strategies helps foundations and charitable organizations move program-related investments from commitment to completion. We've advised the funders, closed the capital, and built the homes.

From Dollars to Doors

Philanthropy has no shortage of good ideas about housing. What's scarce is the internal expertise to execute the program. HCS brings someone who has sat on every side of the table: advising foundations, receiving program-related investment, and delivering homes.

HCS sits between capital and the work, so commitments show up in neighborhoods, not just on paper.

Services

What HCS delivers

01

Development Strategy

Multi-year development plans that bring the organizations working in a community onto one roadmap, covering housing pipeline, capital sequencing, and the outcomes that matter.

So every organization knows what gets built, when, and with which dollars.

02

Development Expertise

Feasibility, underwriting, deal structuring, entitlements, incentive applications, and contractor selection. HCS can serve as a fractional real estate director for organizations without development staff.

So projects move from idea to closing instead of back to the drawing board.

03

Investment Accountability

Baseline assessments, portfolio reporting, and dashboards that give funders and the organizations they support the same view of progress.

So funders see exactly what their capital has delivered.

04

Impact Fund Administration and Advisory

Administering housing impact funds from start to finish: sourcing and evaluating projects, due diligence review and approval, coordinating legal counsel, and capital closing. HCS also builds partnerships with the city and local community organizations and stakeholders.

So committed capital closes and gets deployed.

About

Swede Hanson

Principal

Swede Hanson founded Housing Capital Strategies to bring real-world housing expertise to philanthropic housing capital.

A Dallas native with more than 20 years of development and capital markets experience, Swede is also Founder and Principal of Smart Living Residential, which develops high-quality, mixed-income housing for the "missing middle." These are workers who earn too much for subsidized housing but too little for market-rate rents.

He was previously a Senior Vice President at Bank OZK, where he oversaw a $4.0 billion commercial real estate portfolio. Earlier in his career, he held capital markets roles at Credit Suisse and JLL in New York.

Swede first saw the depth of Dallas's housing divide in 2018 through his father's work leading a faith-based nonprofit in West Dallas. That experience shapes how HCS works alongside mission-driven organizations today.
